What to actually do with this number

A rent forecast is a directional signal, not a guarantee. Three things move it more than the model:

  1. Supply pipeline. If there's a 1,000-unit building completing in the next 6 months, expect downward pressure regardless of the trend. Census BPS permits (also in our warehouse) tell you whether new supply is in flight.
  2. Macro shock. A 100-bp move in mortgage rates flips the buyer-to-renter calculus quickly and either floods or drains the renter pool. We track 30-yr mortgage rates monthly.
  3. Local employer news. A single HQ relocation or layoff can swing a market faster than any monthly index will register. The forecast can't see those.
